Frequently Asked Questions

Frequently Asked Questions

What is your service area for Home Inspections?

We proudly serve a wide region of Central Texas with a team of licensed inspectors. Our primary service areas include:

  • Austin and surrounding suburbs (Round Rock, Georgetown, Cedar Park, Pflugerville, Leander, Jarrell, Lakeway, Kyle, Buda, Bastrop, San Marcos, etc.)
  • San Antonio and nearby communities (Boerne, New Braunfels, Schertz, Cibolo, Alamo Ranch)
  • Waco, Temple, and Killeen, plus Belton, Harker Heights, and surrounding areas

We’re based in Central Texas, but our inspectors regularly travel throughout the Austin–San Antonio corridor and everywhere in between. Whether you’re buying a new home in Austin, scheduling a resale home inspection in San Antonio, or need a warranty inspection in Waco, our team has you covered.

If you’re unsure whether we cover your city, just give us a call—we’ll be glad to let you know.

What's looked at during a Home Inspection?

All of our Resale Home Inspections come with WDI (termite) inspection, sprinkler system check, Zip Level Foundation measurements, thermal scanning of the inside walls and ceilings to check for leaks and insulation issues, and everything from the foundation to the roof, attic, electrical, plumbing, appliances, heating and cooling. We also check every plug, switch, door, and window throughout the home. We include all these items in our base price because we genuinely believe you need all of them for a comprehensive Home Inspection.

How much are most Home Inspections?

Home Inspection costs vary but could be anywhere in the $375-$500 range for most homes. Pricing also depends on if you’re getting just the home inspection or if there are other things needed such as a pool/spa inspection, a sewer scope or other ancillary services.

Do you check for mold?

If we see visible mold or a microbial growth substance, we will document it with photos and test the area with a thermal camera and moisture meter.  This helps us to determine if active moisture is present which is what mold needs to continue to grow.   At this point, we would recommend remediation of the mold, and correction of the source of water that is occurring.  In our opinion there is no need to test it since it’s visibly there.

We do recommend mold air testing if a person living in the home has sensitivities or allergies to it.  This consists of taking samples and lab testing them to get a better understanding of the type of mold present. We do not do sampling/testing in this way.

How long do Home Inspections take? When do you provide the report?

Like the cost, the length of time it takes to complete a Home Inspection also varies. Larger homes and very old homes take longer because there is more to inspect. Typical times are about 1 hour per 1,000 sqft. We offer same-day report delivery, ensuring you receive the completed report later the same evening of inspection.

Do you walk the roof? If not, how do you inspect it?

Yes, as long as it is safe to do so. The safety of our inspectors is a top priority. If the roof is metal, tile, or a two-story roof all the way around the home, we use a drone, binoculars, or a tool called a DocaPole to inspect it. We make every possible effort to physically inspect the roof whenever conditions allow.

Do you allow buyers to walk along during the inspection? (Resale or New Construction Inspections)

Yes, absolutely. You're welcome to be there. We typically suggest arriving towards the end of the home inspection so we can walk you through our findings and answer any questions. This gives our inspectors the opportunity to conduct a thorough inspection without interruptions, ensuring the most comprehensive findings for you. Not sure what time is best to show? Feel free to call or text us at 512-298-2685, and we'd be happy to provide you with the best time to arrive.

Do you check how level the foundation is?

Yes, we use a ZipLevel to measure and look for other signs around the home (ghosting doors, drywall cracks, foundation cracks, etc.). This is included in all home inspections.

Do you use thermal imaging?

Yes, we use thermal imaging to measure temperature differentials (A/C, heat, water temperature, etc.) and to check for leaks or thermal issues within the walls and ceilings inside the home. We include this in every home inspection.

Can you provide a sample report?

Yes. See the link here: Sample Report. There are also sample reports within each Home Inspection Category in our "Services" section of our website.

Do you inspect and run all appliances that are part of the sale?

Yes, with the exception of washers, dryers, refrigerators, and standalone appliances. We do inspect dishwashers, stoves/ovens, and built-in microwaves.

What tools do you bring for testing?

We bring a ZipLevel, thermal camera, moisture meter, plug tester, gas sniffer, level, ruler, flashlight, screwdriver, and more.
