All of our Resale Home Inspections come with WDI (termite) inspection, sprinkler system check, Zip Level Foundation measurements, thermal scanning of the inside walls and ceilings to check for leaks and insulation issues, and everything from the foundation to the roof, attic, electrical, plumbing, appliances, heating and cooling. We also check every plug, switch, door, and window throughout the home. We include all these items in our base price because we genuinely believe you need all of them for a comprehensive Home Inspection.
Home Inspection costs vary but could be anywhere in the $400-$600 range for most homes. Pricing also depends on if you’re getting just the home inspection or if there are other things needed such as a pool/spa inspection, a sewer scope or other ancillary services.
Like the cost, the length of time it takes to complete a Home Inspection also varies. Larger homes and very old homes take longer because there is more to inspect. Typical times are about 1 hour per 1,000 sqft. We offer same-day report delivery, ensuring you receive the completed report later the same evening of inspection.
Yes, as long as it is safe to do so. The safety of our inspectors is a top priority. If the roof is metal, tile, or a two-story roof all the way around the home, we use a drone, binoculars, or a tool called a DocaPole to inspect it. We make every possible effort to physically inspect the roof whenever conditions allow.
Yes, absolutely. You're welcome to be there. We typically suggest arriving towards the end of the inspection so we can walk you through our findings and answer any questions. Yes, we use a ZipLevel to measure and look for other signs around the home (ghosting doors, drywall cracks, foundation cracks, etc.). This is included in all inspections.
Yes, we use thermal imaging to measure temperature differentials (A/C, heat, water temperature, etc.) and to check for leaks or thermal issues within the walls and ceilings inside the home. We include this in every inspection.
