Buying a home is a major investment, and mold concerns aren't always visible during a standard home inspection. If a home has experienced previous water intrusion, has a musty odor, visible staining, elevated humidity, or you simply want additional peace of mind before closing, mold testing can provide valuable insight into the property's indoor air quality. Mold isn’t always visible. Air sampling can help identify elevated mold spore levels that may be present even when there are no obvious signs of growth.

When Mold sampling is recommended

Most Vulnerable Populations

We do recommend mold air testing if a person living in the home has sensitivities such as these listed below:


  • Infants and young children — immune systems still developing; lungs more susceptible to airborne spores
  • Elderly individuals — diminished immune response and often pre-existing respiratory conditions
  • Immunocompromised people — those undergoing chemotherapy, organ transplant recipients, people with HIV/AIDS, or on long-term corticosteroids; at risk for invasive fungal infections, not just irritation
  • People with asthma — mold is a well-documented asthma trigger; can cause severe attacks
  • People with allergies — especially those already sensitized to mold species like Alternaria, Cladosporium, or Aspergillus
  • People with chronic respiratory conditions — COPD, bronchiectasis, or cystic fibrosis; mold can colonize damaged lung tissue
  • People with ABPA (Allergic Bronchopulmonary Aspergillosis) — a hypersensitivity condition where the lungs overreact to Aspergillus spores


Post Event Triggers

Water Intrusion Events:

  • Flooding — storm, or flash flood
  • Roof damage or leaks
  • Burst or leaking pipes
  • Appliance failures — dishwashers, washing machines, water heaters, refrigerator ice lines
  • Musty Smells with no visible mold


HVAC & Mechanical Events:

  • Condensate line backups or drain pan overflows
  • Insulation deficiencies on refrigerant or condensate lines
  • Ductwork condensation from air leaks at joints
  • Musty smell when system runs
  • Visible growth on supply registers or air handler


Construction & Renovation Events:

  • Older homes were built before modern moisture barriers and vapor retarders were standard
  • Previous owners may have addressed visible symptoms (painting over, caulking) without fixing the underlying moisture source
  • Deferred maintenance allows slow leaks to persist for years undetected
  • Homes that sat vacant lose climate control — humidity accumulates unchecked
  • Flipped properties may have had cosmetic work done to conceal rather than remediate
